The Lettings Process


Step 1 – Arrange a valuation, research area and set achievable rental figure

Step 2 – Inform mortgage lender of intention to rent the property

Step 3 – Inform the freeholder or block management company of intention to let if required

Step 4 – Inform insurance company and arrange suitable cover

Step 5 – Ensure property is well presented and thoroughly cleaned before it is put on the rental market

Step 6 – Make sure all electrical items have been checked and are safe to use

Step 7 – All gas appliances have had a gas safety check carried out on them and the relevant certificates have been issued and received

Step 8 – Soft furnishing have met the appropriate fire safety regulations

Step 9 – Smoke detectors are located on every floor as well as carbon monoxide alarms in any room with a solid fuel combustion appliance.

Step 10 – Instruct Hawks Estate Agents to find your tenant and commence marketing campaign

Step 11 – Hawks Estate Agents have now found me a suitable tenant and terms have been agreed

Step 12 – Independent References are carried out

Step 13 – All legal paperwork is drawn up to ensure you are fully compliant within the latest legislation

Step 14 – Remove all relevant personal belongings so that Hawks Estate Agents can prepare a full independent inventory of the property and condition.

Step 15 – Obtain three sets of keys and provide them to Hawks Estate Agents.

Step 16 – Hawks Estate Agents must have a copy of a valid Gas Safety certificate, Electrical Installation and Condition Report (EICR) and Energy Performance Certificate (EPC) Copies of these need to be provided to the tenant.

Congratulations, the tenancy can now start!
